University Pointe at College Station is a 16-story, 978- bed, 358,000 SF building comprised of: student housing, classroom, lecture hall, retail space. The project is located on a tight urban site bounded on three sides by active light rail line, with an historic, occupied structure located on site.

To address material delivery and storage in such a constricted area, WALSH erected the crane early to allow the loading of materials instead of having to truck them onto the site. Just-in-time deliveries were also utilized, which call for highly accurate scheduling in order to receive material at precisely the time they’ll be incorporated into the project.

The mixed-use building has a 24,156 SF eco-roof and attained LEED Gold certification. Additional features include: 100% Ecoroof, Low VOC paints, Green Seal carpet tile, 10% recycled materials, 10% regionally sourced materials, access to mass transit, and bike parking in each unit for residents.

The project team successfully completed construction around an existing occupied structure, which houses the owner’s law practice. To protect the house, built in 1894, WALSH erected retaining walls around it. In addition, we drilled the pilings for the concrete foundation because pounding them, the more common method, would threaten the house.
