Negotiated
A negotiated construction contract is a written arrangement between a construction company and a client. The contract specifies cost, determines responsibilities and projects work schedules for a specific building project.

CM/GC
A delivery method that entails a commitment by the construction manager/general contractor (CM/GC) for construction performance to deliver the project within a defined schedule and price, either fixed or a Guaranteed Maximum Price (GMP). The CM/GC acts as consultant to the owner in the development and design phases, but as the legal equivalent of a general contractor during the construction phase.
