The Pearl on Oyster Bay is a notable addition to the Bay Vista community in Bremerton, adding 81 units of affordable senior housing to the new 82-acre neighborhood. At approximately 76,000 square feet and consisting of three stories of wood frame and a daylight basement, The Pearl is designed to support the needs of aging adults. To accommodate this specific population, there’s an outdoor courtyard for the residents to enjoy year-round within the safety of the complex. The building has slip-resistant floors and plenty of lighting. Wide doorways encourage group activity and promote individual safety. It also includes a bistro, a spacious lounge area, an onsite nurse and exam room, and low-profile transitions. In addition to amenities that support active and independent seniors, the building embraces Evergreen Sustainable standards with efficient energy use, thermal comfort, and a healthy indoor environment for residents. Self-performed work included structural concrete, window installation and finish carpentry.

EVERGREEN:
The Pearl is sustainable housing built to Washington’s Evergreen Standards. Our self-perform crews built the concrete foundation, and installed the weather resistive barrier and windows. The project incorporates several important features that contribute to practical and efficient energy conservation, as well as a comfortable indoor environment. These include an added layer of mineral wool insulation to improve energy performance on exterior walls; a continuous air barrier that prevents heat loss; and some special measures to assure the construction will be extremely durable – including installing the siding with a rain screen and extra flexible flashings at all doors and windows.

WALSH assumed management of this addition to an existing mixed use neighborhood. The senior residential building includes a variety of housing types and services, with a secure courtyard; computer room/WiFi connection, bistro and lounge, health and fitness amenities; and an onsite nurse/exam room. Site challenges involved working around an existing inter-generational neighborhood. Coordinating work with Owner’s schedule requirements, WALSH delivered the project safely, and within budget, meeting the Owner’s move-in occupancy date.
