The Watershed complex consists of a three- and a two-story building connected by a glass sky bridge, transitioning it easily from a big structure to a small one, which helps it fit on the constrained, challenging site.

“It’s like gold for an elderly person on a fixed income,” said Martin Soloway, the deputy director of housing for Community Partners for Affordable Housing, the non-profit organization in charge of the project. “The idea of keeping a connection with the outdoors with natural light, with abundant fresh air, is one of the LEED requirements. It’s also very important for an aging population that struggles with depression and isolation,”

Located on a brownfield site, the extremely tight site and difficult traffic logistics were successfully managed during construction.
The project attained a LEED Silver rating. The project incorporates several innovative green-building techniques and building materials that minimize life-cycle costs, such as: an energy recovery ventilation system with electric heat for the units; 93% efficient gas furnaces and heat pumps for common areas; 96% efficient central boiler for domestic water; Energy Star appliances; paddle fans in units in lieu of air conditioning; and a high-efficiency centralized gas heating system for space and water heating. A total of 97% of construction waste was diverted from the landfill. Landscaping features native plant materials and will store and treat storm water to help maintain water quality in the Stephens Creek and Fanno.
